Moving Tip: First Night in New Home Checklist

Moving Tip: First Night in New Home Checklist Murray Realty Group prides itself on being dedicated to making the home buying and selling process as seamless as possible. We are also committed to providing resources and tools to ensure every aspect of this transition goes well. Our clients receive a "First Night in a New Home Checklist" to ensure key items like toiletries, pajamas, snacks, and bedding are ready for a comfortable first night, making the transition smoother. Here are 5 primary categories: Important / Valuable: We recommend a dedicated box or suitcase for items you may need to quickly access such as your important documents, jewelry, and money. For You: Pretend you’re packing for a vacation and be sure to have a plan for your bedding, toilet paper, towels, and so on so you can get settled with the essentials. Eat: It’s easy to forget about eating when you’re focused on closing and moving, so we recommend a small amount of disposable dishware and at least some snacks on hand. Our team are also big coffee and tea drinkers so packing a coffee machine, cups, and supplies for that first morning would also be high on our priority list. Kids: If you have kids, we recommend their own box or suitcase as well. This is a great time to include them in the packing and moving process. For example, they could pick out their favorite pajamas and toys to be unpacked first. Practical: Last but definitely not least, it is always helpful to have a dedicated place for miscellaneous things such as trash bags, scissors or boxcutter, chargers, and tape. Keeping a toolbox nearby can always be handy.  Instead of having to search through boxes to find essentials, our checklist prioritizes what you will need immediately. Our team of real estate professionals, serving Richmond, Hampton Roads, and Northeastern North Carolina, look for every opportunity to make the home purchase experience as easy as possible. We look forward to helping you in your moving journey. Contact us today to get started.
Seller Tip: 3 of the Worst Home Improvements for Sellers

Seller Tip: 3 of the Worst Home Improvements for Sellers There is speculation on whether or not the market is cooling, but we know one thing for certain: some home improvements do not recoup their value.  Over Improving  It is possible to over-improve for the neighborhood that the home is located within. While a bathroom improvement is nearly always encouraged, we would not recommend adding high end finishes like a large, soaking tub or custom shower fixture. Kitchen renovations are also often recommended, but a Viking stove may not be necessary. A highly custom tile design may make sense if you’re going to live in a home long term or in a multimillion dollar neighborhood. Our team has also seen people often converting a garage for additional square footage, but this isn’t always wise if everyone else in the neighborhood has one.  New Roofing It goes without saying that the quality of a property’s roof is an important consideration for Buyers. However, we do not recommend running off and getting a new one before you know it is needed for structural reasons even if, visually, it is not in pristine condition. A new roof makes a strong, visual impact, but replacing it prematurely is not considered a luxury. Instead, we often recommend our Sellers wait until the home inspection before making any roof repairs or changes. Swimming Pools Given the scorching hot, humid weather we experience in Hampton Roads, installing a pool can be an enticing investment. However, some people view them as a nuisance and do not want to contend with the upkeep of pH-balancing, skimming, and winterizing. We have also heard feedback from buyers surrounding safety concerns and the expense of installing additional fences. Installing a pool ultimately reduces potential buyers.  For ideas on what you can do to increase your property's value prior to putting it on the market, contact our team today. We will provide you with your home’s current value and provide custom recommendations tailored to your budget.
Seller Tip: Landscaping Dos & Donts

Seller Tip: Landscaping Dos & Donts  There is no doubt that landscaping impacts the first impression of a home for potential buyers. The American Society of Landscape Architects (ASLA) asserts that professional landscaping can increase a home’s listing price 15 to 20 percent at the time of resale while a 2018 study at Virginia Tech found that a well-landscaped home had a 5.5 percent to 12.7 percent price advantage over a home with no landscaping. We believe the value of landscaping holds true six years later.  However, before you run out and take on a big project, it is important to understand the difference between softscaping and hardscaping. Softscaping is short for ‘soft landscaping’ and refers to natural things such as flowers, trees, and grass while hardscaping refers to man made items such as steps, fountains, and ornamental statues. Pinterest would have many of us believe we need elaborate landscaping to entice buyers, but we have taken the time to consider landscaping project ‘dos’ and ‘don’t’s.    Improving Home Value The most financially rewarding landscaping projects do one of two things: expand living space and/or add low-maintenance beauty to a property. Ideas: Decks The only landscaping project listed on Remodeling.com annual Cost vs Value study, which analyzes home improvements with the best ROI (return on investment), is to build a deck. While it is an expensive project, this upgrade is asserted to recoup 50-40% depending on material used.  Mature Trees Established plants appeal more to buyers, but for sellers looking for a solution, purchasing mature trees and shrubs can yield a bigger impact.  Peace of Mind Buying a home can be daunting so providing things that will make their lives easier, such as sprinkler systems or improved security like installing lights will help your listing stand out and feel secure.  Projects to Avoid In short, sellers looking to upgrade their outdoor space should avoid making large investments on niche projects. We do not recommend the following projects if the purpose is to increase home sale price: Pools & Ponds Buyers may find the upkeep and additional insurance cost too high. They could also be considered a safety hazard. Custom Lifestyle Features Some people love the idea of a chicken coop or an extensive outdoor kitchen while others may not. The money would better allocated in other areas. Ultimately, simply taking care of your outdoor space and making intentional effort with fresh mulch, thorough pruning, and mowing can yield a 104 percent ROI according to the National Association of Realtors (NAR). The American Society of Landscape Architects (ASLA) advises the budget for your improvements to be between 10 to 20 percent of your current value. Here at Murray Realty Group, we recommend to keep it simple and consider less is more. When you chose us to represent you and list the property to sell, you get a wealth of real world experience to make informed decisions on what is best for you and your situation.
Maximize Your Space: Downsizing Tips

Maximize Your Space: Downsizing Tips Summer has arrived in Hampton Roads and if you’re hiding from the heat, it’s the perfect time to tackle a project that can transform your living space and streamline your lifestyle: downsizing. Whether you're preparing to move to a new home or simply aiming to declutter and organize your current space, downsizing can be incredibly liberating. Here are some practical tips to help you navigate this process smoothly: Start Small: Begin with manageable areas like closets, cabinets, and drawers. By starting with small areas, there’s less pressure and the satisfaction of completing them often leads to momentum for more daunting tasks.  Prioritize Essentials: When downsizing, prioritize items that are essential or bring you joy. Consider the functionality and sentimental value of each item. For example, perhaps it’s time to part with the jeans you’ve been holding on to for the last 5 years ‘just in case.’ This thoughtful approach ensures that your new space will be both functional and personally meaningful. Declutter Responsibly: As you sort through your belongings, consider donating gently used items to local charities or organizing a garage sale. We have several organizations locally that will pickup your donations such as The Samaritan House. Facebook Marketplace & Facebook Buy Nothing groups are also great resources.  Digitize Your Documents: Take advantage of technology to digitize important documents, photographs, and files. This not only saves physical space but also ensures that your valuable information is easily accessible and protected. This can also be a great time to track down and organize your documents such as marriage licenses, birth certificates, and wills.  Embrace the Positive Change: Downsizing isn't just about reducing clutter; it's about creating a living space that enhances your quality of life. Embrace the opportunity to simplify your surroundings and focus on what truly matters to you. Get Organized: There are many techniques to combat overwhelmed feelings. For example, we recommend checklists to help you feel organized and get the satisfaction of crossing things off. Another popular technique is to have a ‘body double’ meaning someone is there nearby to help hold you accountable even if it’s just to chat and help you stay on track,  If you're feeling overwhelmed or unsure where to start, our team at Murray Realty Group is here to help. We're committed to helping you achieve your real estate goals with confidence and peace of mind.

Whether you're looking to sell or simply want to make the most of your property, here are some key strategies to transform your outdoor areas into valuable assets: Embrace All-Season Appeal Hampton Roads experiences diverse weather throughout the year, from sunny summers to mild winters. Design your outdoor space to cater to these changes. Consider installing a pergola or a retractable awning to provide shade during the hot summer months, while fire pits or outdoor heaters can extend usability into cooler seasons. Investing in outdoor furniture that is weather-resistant and comfortable ensures that your space remains inviting year-round. Create Functional Zones Divide your outdoor area into distinct zones to cater to different activities. For example, designate a dining area with a sturdy table and chairs for al fresco meals, a cozy lounge space with comfortable seating for relaxation, and perhaps a play area for children or pets. Clearly defined zones not only enhance usability but also create a sense of purpose and organization, which potential buyers will appreciate. Enhance Privacy and Ambiance Privacy can significantly increase the appeal and value of outdoor spaces. Use landscaping elements such as tall bushes, trees, or trellises with climbing plants to create natural barriers. Incorporate outdoor lighting to illuminate pathways and highlight landscaping features, making the space usable and inviting after dark. Solar-powered lights are an eco-friendly option that adds ambiance without increasing energy costs. Invest in Landscaping and Greenery Well-maintained landscaping enhances curb appeal and makes outdoor spaces feel more expansive and inviting. Choose native plants that thrive in Hampton Roads' climate to minimize maintenance while maximizing beauty. Consider adding a mix of flowers, shrubs, and trees to provide color and texture throughout the seasons. Incorporating hardscaping elements such as paths, decks, or patios can also define areas and increase usability. Incorporate Water Features Water features like fountains, ponds, or even small streams can create a tranquil ambiance and become focal points in outdoor spaces. These features not only enhance aesthetic appeal but also add a soothing element to outdoor living, making your property more attractive to potential buyers seeking a serene retreat. Consider Functional Additions Incorporating functional additions such as outdoor kitchens, built-in seating with storage, or even a spa or hot tub can greatly enhance the usability and appeal of your outdoor space. These features can transform your backyard into an extension of your living space, perfect for entertaining or simply relaxing with family and friends. Let's delve into five surefire ways to increase your home's value and make it irresistible to potential buyers. 1. Enhance Aesthetics and Functionality      Beautification is key to leaving a lasting impression. Start with a fresh coat of paint to      breathe new life into your interiors, opting for neutral tones to appeal to a broader audience.      A thorough cleaning and decluttering session can work wonders in making your space feel      more open and inviting. Consider minor upgrades like modern fixtures or updated flooring      to elevate the overall aesthetic appeal. Additionally, expanding living areas, such as adding      a sunroom or finishing a basement, can significantly increase usable square footage and      appeal to buyers seeking more space. 2.  Prioritize Safety and Security      In today's world, safety is paramount for homeowners. Invest in robust security measures      such as alarm systems, motion-sensor lights, and sturdy locks to provide peace of mind to      potential buyers. Address any structural issues or hazards, such as loose handrails or uneven      walkways, to ensure a safe environment for residents. Highlighting these safety features can      significantly boost your home's perceived value in the eyes of discerning buyers. 3.  Embrace Energy Efficiency      With growing awareness of environmental concerns and rising energy costs, energy-     efficient homes are increasingly sought after. Consider upgrades such as insulated windows,      programmable thermostats, and energy-efficient appliances to reduce utility bills and      minimize environmental impact. Investing in renewable energy sources like solar panels can      further enhance your home's appeal while offering long-term savings for prospective      buyers. 4.  Opt for Low-Maintenance Solutions      Simplifying maintenance requirements can make your home more attractive to busy      professionals or those looking to downsize. Choose durable, low-maintenance materials for      features like flooring, countertops, and landscaping. Invest in smart technology solutions      that automate tasks such as irrigation systems or smart locks, reducing the time and effort      required for upkeep. 5.  Elevate Curb Appeal      First impressions matter, and your home's exterior sets the stage for potential buyers.      Upgrade your curb appeal by refreshing landscaping, adding seasonal flowers, and      maintaining a tidy lawn. Consider replacing worn or outdated exterior doors with stylish,      energy-efficient options to enhance both aesthetics and security. Investing in outdoor      lighting can also accentuate your home's architecture while improving visibility and safety. Bonus Tip #1:  Revamp the Heart of the Home - the Kitchen      The kitchen is often considered the focal point of a home and can significantly influence a      buyer's decision. Give your kitchen a facelift by updating cabinets, countertops, and      appliances for a modern look. Consider minor renovations such as adding a backsplash or      installing a kitchen island to maximize functionality and style. Bonus Tip #2: Don't Forget: Stage Your Home for Success      Finally, staging your home can help potential buyers envision themselves living in the      space. Consider hiring a professional stager to optimize furniture placement, lighting, and      décor to highlight your home's best features and create an inviting atmosphere that resonates      with buyers. In conclusion, increasing your home's value in Hampton Roads, Virginia, requires a strategic approach that combines aesthetic enhancements, functionality upgrades, and a focus on buyer preferences. Moving Made Easier: Top Tips for Moving with Your Pets

Are you gearing up for a big move? While you're busy planning logistics and packing boxes, don't forget about your furry, scaly, or feathered family members! Moving can be stressful for pets, but with the right preparation and care, you can help them transition smoothly to their new home. As a real estate team with our own wide array of pets, we've put together some top tips for relocating with pets. Contact Your Vet: Before embarking on your move, schedule a visit to the veterinarian for each of your pets. This is particularly important if you're moving long-distance or overseas. Your vet can ensure that your pets are up-to-date on vaccinations, prescribe any necessary medications for travel anxiety, and provide health certificates required for interstate or international relocation. If the move requires finding a new veterinarian, the current medical provider may be able to email your records to the new clinic if you request it. Ways to Prepare for Travel: Traveling with pets requires careful planning and preparation to ensure their safety and comfort throughout the journey. Here are some essential steps to take before hitting the road: Invest in a Sturdy Carrier: For cats, small dogs, and other small pets, a secure carrier is essential for travel. Choose a carrier that allows your pet to stand, turn around, and lie down comfortably. Line the carrier with bedding and familiar toys to make it feel like a cozy retreat. Practice Car Rides: If your pet isn't accustomed to car travel, gradually acclimate them to the experience by taking short drives leading up to the move. Offer treats and praise to create positive associations with car rides. Pack Essentials: Bring along plenty of food, water, medications, and any necessary supplies for your pets during the journey. Don't forget to pack their favorite toys, blankets, and bedding to provide comfort and familiarity. Car Sickness Prevention: Motion sickness can affect pets just as it does humans, but there are steps you can take to minimize its impact:
10 Ideas to Help Sell Your Home This Spring

Spring is right around the corner and considered to be one of the best times of year to list your house for sale. We have put together a list of ten tips to help you sell your home quickly and for top dollar.    Interior Paint Refresh: A fresh coat of paint can work wonders in making your home feel newer and more inviting. Stick to neutral tones to appeal to a wider range of buyers.   Decluttering: Clear out excess items and clutter to make your home feel more spacious. This includes closets, cabinets, and any other storage areas.   Kitchen Updates: The kitchen is often a focal point for buyers. Consider minor updates like replacing outdated hardware, refreshing cabinet paint, or even investing in new appliances if your budget allows.   Flooring Refinishing or Replacement: Clean, well-maintained floors can significantly enhance the appeal of your home. If your carpets are worn or your hardwood floors are scratched, consider refinishing or replacing them. Carpet shampooers can be rented at places like Lowes if a professional cleaning is not in the budget.    Blinds & Window Coverings: Ensure that all blinds and coverings are clean and in good condition. Natural light can make a space feel brighter and more inviting, so we always recommend opening blinds and curtains when photos are being taken and during open houses.    Exterior Paint Touch-Ups: The exterior of your home is the first thing potential buyers will see. Touching up paint on trim, doors, and siding can give your home a fresh, well-maintained appearance.   Clean Windows: Clean windows both inside and out to maximize natural light and showcase your home's views. Sparkling windows can make a significant difference in the overall impression of your home.   Seal Driveway: Repair any cracks or damage to your driveway and apply a fresh coat of sealant. This not only improves curb appeal but also gives the impression of a well-maintained property.   Landscaping: Enhance your curb appeal by tidying up your landscaping. This includes mowing the lawn and trimming bushes and trees. Pansies are bright, low cost flowers that can add a pop of color, but simply adding a fresh layer of mulch to flower beds can make a big difference!   Stain Your Deck: If you have a deck or patio, consider giving it a fresh coat of stain or paint. This can make outdoor spaces feel new, more inviting, and add to the overall appeal of your home.   Still unsure of where to focus your energy? Home Warranties - Consider The Cost

HOME WARRANTIES It’s not typically a surprise when we discuss home insurance with first time home buyers, but oftentimes they’re unaware that there is an additional layer of protection available. Home insurance is designed for cases of major damage such as natural disasters and fire. However, home warranties are designed to cover items that endure wear and tear within the home and impact daily life. The warranty does not change based on the age of the home, making it invaluable for both new construction and older homes. Here are some reasons to consider when deciding whether or not the investment is worth it. Save money. Home warranties cover problems that insurance does not. For example, if the HVAC system breaks down or has problems, the home warranty provider will send someone to review and repair or replace the unit. Generally, the warranty will cover the majority of the cost, leaving you only  responsible for a service fee. In Hampton Roads and North Eastern Carolina, buyers can expect warranties to cost about $500. When considering the cost of a water heater can range from $800 to $2,200 and HVAC systems start at $4,500, the policy can pay for itself and still save you money. Increased Appliance Lifespan. Home warranty providers have a team of service technicians to service and repair appliances. Many warranties have unlimited claim visits as they would rather fix the problem to avoid long term damage and ultimately replace the unit. This is a scenario where the provider wants to keep things running smoothly.  Peace of Mind. There is a lot of fear around the cost of being a homeowner, so having a home warranty soothes those anxieties. When something goes wrong, instead of calling a landlord that may or may not be responsive, the homeowner simply calls their provider or submits a form online. Plus, warranties can be transferable so the new owner has seamless coverage.  Home warranties are an incredible tool for homeowners. Murray Realty Group is dedicated to addressing concerns of our clients and providing solutions based on their needs. If you’re interested in learning more about how we can help and providers we’ve worked with, contact us today.
Staging To Sell

You only get one chance to make a first impression when it comes to selling your property, so it’s important to present the house in the best light. Staging can help potential buyers imagine living in the space, making the house their home. Save time and frustration by following these tips on how to help you sell your home faster. Declutter Your Home To prep the house for showings, we recommend going into each room and begin to declutter. We don’t want potential buyers distracted from the best features. Plus, clutter can make the home feel smaller. For example, this is a great time to get rid of things you no longer need like expired food in the back of the cabinets and clothes that no longer serve you. Depending on the items, we recommend selling online or donating before simply tossing in the bin. It may feel weird to have empty closets and space while you’re still living there, but the more open space, the better!  Remove Personal Items The goal behind this recommendation is to make it as easy as possible for buyers to imagine themselves living there. We recommend removing pictures/art from the fridge, pairing down on the amount of family photos, and clearing off counter space as much as possible. Think of this as an opportunity to get a head start on packing.  Deep Clean After decluttering and organizing, it’s important to clean the house top to bottom. Kitchen and bathrooms should be shiny and smudge free. Shampooing carpets can make a huge impact as well. We don’t want potential buyers to come into the space and feel they’re going to spend a lot of time cleaning it. Instead, we want the home to feel warm and welcoming, smelling fresh and clean. While things like dirty drawers and baseboards may not be a deal breaker, it does change how they value the property in comparison to others. It can even impact the offer amount.  Final Touches There are a lot of areas that could be improved with a minor refresh. We recommend a few new plants or a fresh layer of mulch if your space has a garden out front for instant curb appeal. A fresh coat of paint can also add a lot of value by covering any scrapes and brightening the space. Depending on the layout of the room and size of furniture, it can be helpful to rearrange or remove items to optimize the space. Before the open house or showings, small touches like fluffing pillows, making the beds, and adding greenery like fresh flowers can also make a big impact.    Serving all of Hampton Roads, Williamsburg, and North Eastern Carolina, our team is happy to walk you through the space and make recommendations. We also have virtual staging options if you’re no longer living in the home and want to showcase it in the best light in pictures.
7 Benefits of Using a Real Estate Agent in Hampton Roads

Buying or selling a home is a significant undertaking that involves intricate processes, negotiations, and legalities. Whether you’re in Newport News, Suffolk, or Virginia Beach, having a trained professional by your side can make all the difference in the Hampton Roads market. Real estate agents bring a wealth of experience and expertise to the table, providing invaluable assistance throughout the entire transaction. Here are seven key benefits of using a real estate agent in the Hampton Roads Designated Market Area. 1.  Local Market Knowledge: Real estate agents possess in-depth knowledge of the local market trends, neighborhoods, and property values. In Hampton Roads, where the real estate landscape can vary widely by city, having an agent with a pulse on the local market ensures you make informed decisions, whether you are buying or selling. 2.  Expert Negotiation Skills: Negotiating the best deal is a crucial aspect of any real estate transaction. Real estate agents are skilled negotiators who can advocate for your interests, whether you're trying to secure the best price as a buyer or maximize your profit as a seller. Their experience in handling negotiations can lead to favorable outcomes for their clients. 3.  Access to a Network of Professionals: Real estate transactions involve a network of professionals, including mortgage lenders, home inspectors, and real estate attorneys. Established real estate agents often have a reliable network of contacts, making it easier for you to connect with reputable service providers, streamlining the entire process. 4.  Marketing Expertise for Sellers: If you're selling a property, a real estate agent can create a customized marketing plan to showcase your home effectively. From professional photography and staging advice to online and offline marketing strategies, an agent can maximize the exposure of your property, attracting potential buyers and increasing your chances of a quick and profitable sale. 5.  Efficient Home Search for Buyers: For homebuyers, real estate agents save time and effort by narrowing down the search based on your preferences and budget. Their access to Multiple Listing Services (MLS) allows them to identify suitable properties quickly, providing you with a curated list of homes that meet your criteria. 6.  Guidance Through Legal Processes: Real estate transactions involve complex legal documents and procedures. A real estate agent can guide you through the paperwork, ensuring that all documents are accurate and complete. Their expertise helps prevent costly mistakes and ensures a smooth closing process. 7.  Emotional Support and Advocacy: Buying or selling a home can be an emotional journey. A real estate agent acts as a supportive advocate, offering guidance, advice, and reassurance throughout the process. Having a professional by your side can alleviate stress and help you make rational decisions based on your best interests. The Murray Realty Group’s team of expert real estate agents is a strategic advantage in an uncertain market. The benefits extend beyond mere transactions, encompassing local insights, negotiation skills, and a network of professionals. Whether you're buying or selling, partnering with a real estate agent ensures a smoother, more successful real estate experience in this vibrant and diverse region.
Four Most Common Contingencies

When an offer on a home has been accepted, there are often certain criteria or “contingencies” that must be met prior to the final sale of the property. Here are a few of the most common home contingencies you may encounter. Inspection Contingency  Fewer contingencies can make your offer more appealing, but the majority of buyers opt for home inspections. If the purchase is being financed, a moisture and pest inspection will also be required. These inspections allow the buyer to truly understand the condition of the home. The buyer can choose their home inspector and request repairs to be done. However, the seller does not have to accept all of the repair requests. It is often in the best interest of both parties to negotiate the terms of the inspection contingency. If the requests are not agreed upon, either party can walk away from the deal  Appraisal Contingency When obtaining a traditional loan, lenders typically require an appraisal to verify the value of the property. The contingency informs all parties that the Lender will not finance the loan above the appraised value. If the appraisal is below the asking price, then there are three options: The Seller lowers the purchase price to match the appraised value.  The Buyer makes up the difference in cash.  The contract gets terminated and the EMD will get returned to the Buyer. Financing Contingency  Another example of a financial contingency would be a mortgage contingency (also called a financing contingency) to ensure that the buyer will be able to secure sufficient funds for the purchase. Buyers are expected to have a preapproval letter from a lender prior to submitting an offer on a home. During the sale process, however, things can change like a massive change to credit or employment which can jeopardize closing. Mortgage lenders and underwriters sometimes can help in these situations, but it’s best to avoid major purchases and job changes. Home Sale Contingency  This contingency states that they will buy the property contingent on the sale of their current home. Buyers like this contingency because it minimizes the risk of having two mortgages overlap. However, this is no longer a popular contingency due to the risk of the listed property being off the market, but not resulting in a sale. Sellers may opt to pass on offers with this contingency and wait for one without.
Renting vs. Owning

Buy versus Rent Make Real Estate Work for You For most people, purchasing a home is the largest purchase they will ever make, which makes it a daunting decision. We’ve broken down the pros and cons of buying a home versus renting one.  Build Wealth If you’re interested in your money working for you, buying a home is the smarter choice. Did you know that there are substantial tax breaks for homeowners? A major benefit of homeownership is that you can deduct your mortgage interest on your federal taxes. For example, a 30-year mortgage on a $300,000 loan at average rates will earn you more than $10,000 in interest payments your first year. Plus, in Virginia, real estate and land taxes are deductible if you itemize. Additionally, your home will grow in equity over time. A townhouse purchased in 2016 in Kempsville lakes sold for about $100,000 more than the original purchase price just 6 years later.  There are practically no financial benefits to renting. You do not earn tax benefits at a federal or state level. You also are not building equity, so you’re essentially losing money over the years. Plus, rent can increase immediately after the current lease expires. Customize Your Home When you own your home, you have virtually unlimited freedom in decorating and improvements. If you want to make your house into your very own Barbie Dream House, you can! Though, if your vision is hot pink on the outside, we would advise against purchasing in a HOA. If your dream is to grow your own food and raise chickens, we would look beyond Virginia Beach (they don’t approve of chickens) and look towards Chesapeake or Suffolk. When you own your own home, you don’t have to worry about pet fees or breed restrictions either.  However, with renting, there are often a lot of restrictions. Many landlords do not allow large breed dogs, if any dogs at all. Some also frown upon cats due to destruction to carpet or the potential smell of urine. You’re also limited on paint colors and what can be done on the walls.  Worth It It is true that when you’re the homeowner, you’re responsible for maintenance, taxes, and insurance whereas with renting, there’s little to no maintenance costs, the choice is clear. Purchasing a home is your key to making a house a home and growing wealth over time. If the fear of upfront costs are preventing you from buying a home, let’s talk today about your options!
Home Inspections in Hampton Roads

Since buying a home is often the largest financial purchase anyone will make, it’s not surprising that nearly all buyers opt to get a home inspection. A home inspection is a visual assessment of a home’s condition in which inspectors look for potential problems in areas of the home, including ceilings, walls, floors, windows, and doors. At the conclusion of the inspection, the purchaser of the report is given a report with visuals and summaries of what the inspector found.  Why are Home Inspections important? According to findings from Porch, 86% of buyers who used a home inspection said that their inspector identified at least one problem that should be addressed. The Inspector will review the exterior and interior of the home. They are trained to look at big ticket items like the foundation, roof, and HVAC systems as well as windows, electrical, and plumbing.  How much are Home Inspections? The price of the inspection is ultimately set by the company you chose. Prices may differ regionally and also depend on factors like the age of the property and the size of the property. In Hampton Roads, the cost of a home inspection typically ranges between $200 – $500. Who pays for the Home Inspection? The home buyer typically pays for the inspection. Our agents often say, “The purchaser of the report owns it” so it’s our stance that it is best for the Buyer to pay for this information. It allows them to get the full scope of the property they’re planning to purchase. The inspection cost is included in the buyer’s closing costs, but is paid at the time of the service.  Who attends the home inspection? Our agents always attend the home inspection on behalf of the buyer we represent. We also encourage our clients to be present at the inspection to get any initial information the inspector feels necessary to share. It also gives them another opportunity to view the home and take measurements for their furniture.  Are there additional types of Home Inspections in Hampton Roads? Buyers should also expect a termite and moisture inspection as this is required for the majority of lenders. For example, if a buyer is using a VA loan, it will be required. This is to protect the buyer from unknowingly purchasing a home that is actively infested or has untreated damage.  Other types of inspections that may be needed depending on the property: Chimney  Asbestos Inspection Radon Inspection Lead-based Paint Inspection Mold Flood-risk inspection & assessment  For more information about what to expect with home inspections, contact us today! We have the experience and resources to ensure there are no surprises.

There are no up-front fees, no credit checks to apply through their website, and you never have to pay back the grant money! This is a small way to give back to those who give so much to our country.  We also are proud to note that we are now Military and Veteran Housing Certified (MVHC) through the Veteran Association of Real Estate Professionals (VAREP). This allows us to have intimate knowledge of the Department of Veterans Affairs’ (VA) Home Loan Guarantee Program. The goal of this organization is, “to educate and empower attendees to embrace the VA loan program instead of shying away from it.”   As a veteran-owned company, we are passionate about serving our fellow brothers and sisters in arms on their homeownership journey.    Click Graphic To Get Started
