Staging To Sell

by Team MRG

You only get one chance to make a first impression when it comes to selling your property, so it’s important to present the house in the best light. Staging can help potential buyers imagine living in the space, making the house their home. Save time and frustration by following these tips on how to help you sell your home faster.

Declutter Your Home

To prep the house for showings, we recommend going into each room and begin to declutter. We don’t want potential buyers distracted from the best features. Plus, clutter can make the home feel smaller. For example, this is a great time to get rid of things you no longer need like expired food in the back of the cabinets and clothes that no longer serve you. Depending on the items, we recommend selling online or donating before simply tossing in the bin.

It may feel weird to have empty closets and space while you’re still living there, but the more open space, the better!

Remove Personal Items

The goal behind this recommendation is to make it as easy as possible for buyers to imagine themselves living there. We recommend removing pictures/art from the fridge, pairing down on the amount of family photos, and clearing off counter space as much as possible. Think of this as an opportunity to get a head start on packing.

Deep Clean

After decluttering and organizing, it’s important to clean the house top to bottom. Kitchen and bathrooms should be shiny and smudge free. Shampooing carpets can make a huge impact as well. We don’t want potential buyers to come into the space and feel they’re going to spend a lot of time cleaning it. Instead, we want the home to feel warm and welcoming, smelling fresh and clean. While things like dirty drawers and baseboards may not be a deal breaker, it does change how they value the property in comparison to others. It can even impact the offer amount.

Final Touches

There are a lot of areas that could be improved with a minor refresh. We recommend a few new plants or a fresh layer of mulch if your space has a garden out front for instant curb appeal. A fresh coat of paint can also add a lot of value by covering any scrapes and brightening the space. Depending on the layout of the room and size of furniture, it can be helpful to rearrange or remove items to optimize the space. Before the open house or showings, small touches like fluffing pillows, making the beds, and adding greenery like fresh flowers can also make a big impact.

Serving all of Hampton Roads, Williamsburg, and North Eastern Carolina, our team is happy to walk you through the space and make recommendations. We also have virtual staging options if you’re no longer living in the home and want to showcase it in the best light in pictures.
