Seller Tip: 3 of the Worst Home Improvements for Sellers


There is speculation on whether or not the market is cooling, but we know one thing for certain: some home improvements do not recoup their value. 


Over Improving 

It is possible to over-improve for the neighborhood that the home is located within. While a bathroom improvement is nearly always encouraged, we would not recommend adding high end finishes like a large, soaking tub or custom shower fixture. Kitchen renovations are also often recommended, but a Viking stove may not be necessary. A highly custom tile design may make sense if you’re going to live in a home long term or in a multimillion dollar neighborhood. Our team has also seen people often converting a garage for additional square footage, but this isn’t always wise if everyone else in the neighborhood has one. 


New Roofing

It goes without saying that the quality of a property’s roof is an important consideration for Buyers. However, we do not recommend running off and getting a new one before you know it is needed for structural reasons even if, visually, it is not in pristine condition. A new roof makes a strong, visual impact, but replacing it prematurely is not considered a luxury. Instead, we often recommend our Sellers wait until the home inspection before making any roof repairs or changes.


Swimming Pools

Given the scorching hot, humid weather we experience in Hampton Roads, installing a pool can be an enticing investment. However, some people view them as a nuisance and do not want to contend with the upkeep of pH-balancing, skimming, and winterizing. We have also heard feedback from buyers surrounding safety concerns and the expense of installing additional fences. Installing a pool ultimately reduces potential buyers.
