Virginia Beach vs. Chesapeake: Which Area Is Right for Your Next Home?

by Team MRG

Virginia Beach or Chesapeake?

It's one of the most common comparisons we hear from Hampton Roads home buyers.

The two cities border one another, yet the housing experience can be quite different.

Neither city is universally “better.” The right choice depends on what you value most.

Here are some factors worth comparing.

Home Prices

As of August 2026, median sale prices were relatively close:

  • Virginia Beach: approximately $431,000

  • Chesapeake: approximately $447,000

Those citywide numbers provide context, but prices vary substantially by neighborhood, property type, acreage and condition.

Housing Styles

Virginia Beach offers everything from beach condos to established suburban homes, townhouses, waterfront properties and newer construction.

Chesapeake also offers significant variety but has many areas where buyers can find larger lots and newer residential development.

Instead of focusing strictly on the city name, consider the physical property you want.

Do you prefer:

  • Low-maintenance condo living?

  • A traditional neighborhood?

  • A large backyard?

  • New construction?

  • Waterfront property?

  • More acreage?

  • Easy access to entertainment and restaurants?

The answer may naturally point you toward certain sections of either city.

Lot Size

Buyers who prioritize outdoor space may find particularly interesting opportunities in Chesapeake because of its large geographic footprint.

Virginia Beach also offers larger lots, especially in certain parts of the city, but many popular neighborhoods offer a more traditional suburban layout.

Commuting

Your workplace deserves serious consideration.

A home that looks perfect online may create a commute that doesn't work well with your schedule.

Before choosing between Virginia Beach and Chesapeake, consider your route to:

  • Norfolk

  • Naval Station Norfolk

  • Naval Air Station Oceana

  • Portsmouth

  • Downtown Norfolk

  • Suffolk

  • Peninsula employment centers

Test the route during the hours you would actually drive it.

Recreation and Amenities

Virginia Beach is known for access to the Atlantic Ocean, Chesapeake Bay, parks, recreation, restaurants and entertainment.

Chesapeake offers extensive parks, waterways, shopping and a mixture of developed and less densely developed areas.

Your goal isn't to identify which city has “more.”

It's to identify which amenities you realistically expect to use.

Property Taxes and Monthly Cost

Purchase price is only one component of affordability.

When comparing homes, also review:

  • Property taxes

  • Homeowners insurance

  • Flood insurance where applicable

  • HOA or condo fees

  • Utility costs

  • Maintenance

  • Commuting expenses

A lower purchase price doesn't always produce a lower total monthly cost.

Should You Search Both Cities?

Often, yes.

If your commute and budget work in both Virginia Beach and Chesapeake, searching both can give you more options.

You may discover that the right house—not the city name—ultimately makes your decision.
